      TO ALL BROKERS and Intermediaries- We pay one of the highest fees in the industry for just a referral.

  • We will pay you 30% of any fee collected by us when the loan closes.
  • This is strictly a referral fee. Besides getting the answers to a few simple questions NO OTHER WORK IS REQUIRED FROM YOU. We suggest you refer those prospects that you have not been able to place elsewhere. 
  • Upon receipt of the referral, we immediately give you a legal agreement, our "Referral Fee Guarantee" which states all details of the referral. 
  • If you are NOT AGREEABLE to working on this fee basis, please do not contact us since we cannot make any exceptions to this referral fee arrangement.  
  • We must be able to deal with the borrower directly and possibly work with him under our own agreement. 
  • If purchasing a property or business, the borrower must have made an offer and have a written acceptance from the seller.

BROKER SUBMITTED LOAN MINIMUM - ADD 20%
TO LISTED MINIMUM LOAN AMOUNT
- Example: non-broker submitted $150,000 minimum loan amount - Broker submitted $180,000 minimum. Does not apply to land loans
  • INCOME PROPERTIES - COMMERCIAL MORTGAGE LOANS- (apartment and office building loans, self storage and mobile home park financing etc.- not raw land/land developer loans) - $150,000 minimum loan amount.(brokers add 20% to required minimum) Multi-family (apartments) must be 6 units or more (in NJ, 7 units or more).
  • RAW LAND LOANS - $500,000 minimum loan amount. (Direct borrower or broker submitted). "As is" value or purchase price must be $1,000,000.
  • LAND DEVELOPMENT FINANCING - $500,000 minimum loan amount. This may include land purchase, infrastructure expenses and optional construction financing. Total "As is" value must be $1,000,000.
  • SBA LOANS - $350,000 minimum loan amount.
  • OTHER BUSINESS LOANS - $400,000 minimum loan amount.
  • ASSET BASED FINANCING (loans based on receivables, inventory, equipment & real estate) - loan amount $1,000,000 to $25,000,000 or more.
